Pre-Purchase Inspections
Before you finalise any purchase, our pre-purchase inspection service ensures that you are fully aware of the property’s condition. We meticulously assess the building’s structure, systems, and finishes to uncover any hidden issues that could impact your investment. This thorough evaluation can save you from unexpected repairs and costly surprises down the line.
Section 137B Owner Builder Report
This report examines the quality of work carried out by the owner builder. This report covers any work that has not been carried out by a registered builder and does include but is not limited to: painting both internally and externally, new floor coverings, kitchen, bathroom and laundry renovations/upgrades. Although not all building works require permits, a lot of these works do require plumbing certificates, electrical safety certificates and even waterproofing certificates to be provided. These inspection reports cover works that were done by the current owners within the last 6 1/2 years and if these works cost more than $16,000 then owner builder insurance is required to have been obtained. Insurance is not required if the works were completed between 6 years and 61/2 years ago however the inspection report is still required. It is important to note that an owner builder inspection report is not a substitute for a building permit and this paperwork will be contained in your Section 32 to provide to prospective buyers.
New Home Stage Inspections
Our expertise shines in conducting new home stage inspections, which are carried out at various stages of the construction process. This proactive approach enables builders to rectify issues promptly, ensuring that your new home is built to the highest standards. The practical completion inspection at the end of the build assess each property as per the Guide to Standards and Tolerances 2015 and also the relevant Australian standards, this assessment does provide a notation to the relevant page, chapter and note that the refers to the defect.
